Coffee Day Q2: ₹36 Cr PAT all one-off gains, but core loss narrows sharply YoY
Coffee Day Enterprises' consolidated (primary) results show revenue of ₹298.18 Cr, up 6.7% YoY from ₹279.53 Cr and 2.9% QoQ from ₹289.90 Cr, with profit after tax of ₹35.91 Cr (₹35.08 Cr attributable to owners, EPS ₹1.66) — a sharp swing from a ₹15.70 Cr loss (₹12.46 Cr to owners) in Q2FY26 and well above the near-breakeven ₹4.52 Cr of Q1FY27. The swing is driven almost entirely by ₹47.44 Cr of exceptional gains this quarter: ₹41.66 Cr from the sale of land in Mangalore by subsidiary Tanglin Developments, and ₹5.78 Cr from settling ₹25 Cr of dues with lender Kemfin Services. Strip these out and pre-tax, pre-exceptional profit was a loss of ₹2.94 Cr (₹3.39 Cr including the ₹0.45 Cr equity-investee share loss) — the core coffee and hospitality business remained in the red. Standalone (holding-company-only) results were immaterial to the group story: revenue of just ₹5.29 Cr and PAT of ₹4.60 Cr, itself boosted by a ₹5.78 Cr exceptional gain on the same Kemfin settlement. Even on that adjusted, ex-exceptional basis the trend is better than the 'all one-off' framing suggests: the core pretax loss narrowed from ₹15.55 Cr in Q2FY26 to ₹2.94 Cr now, roughly 81% smaller, and core EBITDA margin (per the company's own 'EBITDA without one-time write-off/gains' disclosure of ₹44 Cr) rose to about 14.8% of revenue from 11.35% a year ago, though it eased from 16.35% in Q1FY27 — a sequential margin give-back worth watching. Tax expense of ₹8.15 Cr this quarter, against nil a year ago, is consistent with tax arising on the exceptional gains rather than on core operations. Management's own Financial Highlights sheet frames the quarter around EBITDA of ₹91 Cr (+160% YoY) and net profit of ₹35 Cr, but its own footnotes disclose the same two one-time items, so management's framing and this reading agree on magnitude even if the editorial emphasis differs. No prior management guidance or concall outlook is on record for this quarter, and a web search found no formal Street consensus estimate specific to Q2FY27 — one broader note ties a share-price target to an assumed 15-20% FY27 PAT growth, but that is not a quarter-level estimate and isn't used here. The results landed the same day the Securities Appellate Tribunal set aside the ₹26 Cr SEBI penalty on CDEL (order dated 5 November 2026) relating to the MACEL advances matter, removing one legal overhang even as the auditors' disclaimer of conclusion persists: they could not verify recoverability of ₹3,357 Cr owed by MACEL to the group (₹1,400 Cr advanced by the standalone entity to subsidiaries) or confirm ₹47.88 Cr of lender balances, and flagged going-concern risk against ₹642 Cr of group borrowings carrying ongoing covenant breaches and interest/principal defaults. Next quarter will show whether the core business can hold or extend its YoY margin gains without exceptional-item support, and whether progress on the MACEL arbitration (before sole arbitrator Justice Ajit J Gunjal) or the in-principle-approved Coffee Day Global debt restructuring (awaiting lender implementation) narrows the going-concern gap the auditors continue to flag.
Key Highlights
- Consolidated PAT swings to ₹35.91 Cr (owners' share ₹35.08 Cr, EPS ₹1.66) from a ₹15.70 Cr loss (₹12.46 Cr to owners) in Q2FY26, on revenue of ₹298.18 Cr (+6.7% YoY, +2.9% QoQ)
- Entire swing driven by ₹47.44 Cr exceptional gains — ₹41.66 Cr on sale of Mangalore land by subsidiary Tanglin Developments and ₹5.78 Cr on settling ₹25 Cr Kemfin dues; pre-exceptional core PBT was a loss of ₹2.94 Cr
- Core loss still narrowed sharply YoY even adjusted for one-offs: pre-exceptional pretax loss shrank from ₹15.55 Cr (Q2FY26) to ₹2.94 Cr, ~81% smaller; core EBITDA margin rose to ~14.8% from 11.35% YoY (vs 16.35% in Q1FY27)
