Elevate Campuses Q1 FY27: PAT -71% YoY on one-off comp; revenue +31%, margins compress
Elevate Campuses Limited (formerly Good Host Spaces), reporting Q1 FY27 (quarter ended June 30, 2026) for the first time as a listed company, posted consolidated revenue from operations of ₹219.1 Cr, up 31.3% YoY (₹166.9 Cr) and roughly flat QoQ (+0.5% vs ₹218.1 Cr). Consolidated PAT was ₹34.1 Cr, down 71.3% YoY from ₹118.7 Cr and down 36.5% QoQ from ₹53.6 Cr — but the YoY drop is almost entirely a base effect: the year-ago quarter carried a ₹108.6 Cr exceptional gain on sale of a hostel undertaking, while this quarter carries its own, smaller ₹6.9 Cr exceptional impairment loss on intangibles/goodwill from termination of customer contracts. Stripping out both one-offs, core pre-tax profit (profit before exceptional items and tax) grew a more modest 9.6% YoY to ₹49.3 Cr (from ₹45.0 Cr) — real growth, but far short of the headline swing in either direction. On that adjusted basis, core pre-tax margin actually compressed to 21.6% of total income from 25.6% a year ago, even as EBITDA-level margin (earnings before D&A, finance costs and exceptional items) held broadly steady at ~76% (vs 77.6%). The gap sits below the line: finance costs rose 26.8% YoY to ₹83.0 Cr and depreciation/amortisation rose 57.7% YoY to ₹41.2 Cr, both outpacing the 31.3% revenue growth as the group scaled up student-accommodation and K-12 capacity ahead of its IPO. Standalone (parent-only, student-accommodation segment) figures are far smaller — revenue ₹30.8 Cr, PAT ₹3.3 Cr — since they exclude the K-12 and international subsidiaries that consolidated numbers capture; consolidated is the relevant basis for judging the group. There is no management guidance or prior concall commentary on record for this print — it is the company's first results statement since listing (IPO completed September 30, 2026, raising ₹2,100 Cr at ₹362/share), and no management press release accompanying this filing was available to cross-check framing against the numbers. A web search for analyst estimates on this specific quarter turned up only IPO-time brokerage notes recommending the issue on scale and revenue visibility, not numeric Q1 FY27 estimates — so there is no street consensus to benchmark against; vsStreet and vsGuidance are both unknown. By segment, student accommodation contributed ₹114.7 Cr of revenue, K-12 schools in India ₹46.8 Cr and K-12 schools outside India (UAE) ₹57.7 Cr — the two newer segments are now over half of group revenue. Subsequent to quarter-end the company completed acquisition of 14 K-12 entities for ₹1,115.7 Cr cash, largely funded from IPO proceeds, and separately invested $62 million in its UAE subsidiary; of the ₹2,100 Cr IPO proceeds, ₹750 Cr is earmarked for repaying existing SPV debt, which should ease the finance-cost pressure visible this quarter. The next quarter is the first to carry the enlarged K-12 portfolio for a full period, and the first test of whether IPO-funded deleveraging narrows the gap between EBITDA and core PBT margins.
