Before Monday's open, Embassy Developments Limited (formerly Equinox India Developments) filed a press release reporting over ₹1,800 crore of pre-sales at Embassy Origins, its 85-acre residential development in North Bengaluru — 477 homes booked across over 10 lakh sq ft of saleable area, a 62% absorption of launched units, all within a week of the project's September 16 launch. The filing reached the exchange at 09:08 IST, before the session opened; the stock closed that session at ₹56.17, up 0.1% from the previous close of ₹56.09. For a company whose shares have fallen 42.3% from their 52-week high of ₹97.42, that is a notably quiet reception for a record launch.
A week of bookings worth more than a quarter's pre-sales
Embassy Origins records over ₹1,800 crore in pre-sales within a week of launch
Phase 1 of the 85-acre development north of Yelahanka comprises two RERA-registered projects: Embassy Riverine — 217 villas (4, 4.5 and 5 BHK) across roughly 1.1 million sq ft — and Embassy South Reserve — 855 apartments (studio to 3.5 BHK) across roughly 1.5 million sq ft, about 2.6 million sq ft of saleable space in total. The release states 477 homes were booked across over 10 lakh sq ft within a week of the September 16 launch, a 62% absorption of launched units, and that all RERA approvals were secured prior to launch.
Read:Simple arithmetic puts the bookings at more than double the ~₹868 crore the company reported as pre-sales for the entire June quarter, and the average ticket at roughly ₹3.8 crore per home (₹1,800 crore over 477 bookings) — consistent with a villa-and-premium-apartment mix. The release frames the launch as building on the sell-out of Embassy Greenshore and Embassy Verde Phase II in the same corridor.
Press release filing, BSE, Oct 5, 2026One timing detail worth noting plainly: the release states the 62% absorption was achieved within a week of the September 16 launch, but the press release itself is dated and filed October 5 — the week-one milestone was roughly two weeks old by the time it reached the exchange, and the launch itself had taken place 19 days earlier. The filing does not say whether bookings continued beyond that first week, so the ₹1,800 crore figure should be read as the week-one number, not necessarily the current one.
Embassy Origins has seen one of the strongest launch responses in our history. Homebuyers are choosing a community where nature has shaped every planning decision, and that reinforces our conviction in design-led, nature-first development. This response gives us strong visibility on our FY27 pre-sales and cash flows, and we will build on this momentum with the next phase of Embassy Origins and our wider North Bengaluru pipeline.

MoU signed to sell an entire residential tower at Embassy Terazza, Juhu, for ₹711 crore
A press release filed pre-open on September 22 announced the signing of an MoU for the sale of the entire residential tower at Embassy Terazza, Juhu, Mumbai, to Mr. Dinesh Thakkar, Founder and CMD of Angel One Limited, for ₹711 crore.
Read:Embassy Terazza is being developed under a development-management (DM) model, so the ₹711 crore MoU reflects project value on which EDL earns development-management fees, not a sale of company-owned inventory — a different channel from the retail bookings at Origins. Together the two filings, thirteen days apart, cover both ends of the company's disclosed residential activity. The market's same-session response was again muted.
Press release filing, BSE, Sep 22, 2026Q1 FY27 investor update: pre-sales ~₹868 crore, up ~338% year on year
The investor update for the quarter ended June 30, 2026 reported pre-sales of approximately ₹868 crore (up ~338% YoY) and collections of approximately ₹496 crore (up ~54% YoY). It states Bengaluru led the performance with roughly 72% of launched inventory sold within six months, and that of the 4.3 million sq ft launched during FY26, nearly 59% had been sold as of June 30, 2026.
Read:This is the operating base the Origins launch lands on: the week-one bookings alone exceed the entire June quarter's pre-sales. Management's October quote ties the launch explicitly to FY27 pre-sales and cash-flow visibility.
Investor update, quarter ended June 30, 2026 — BSE filing, Aug 10, 2026The pattern across these three filings is consistent: none of them moved the stock more than 0.7% on its reaction session. Over the sixty sessions in this window the share price has in fact drifted from ₹66.16 on July 10 to ₹56.17 — a decline of about 15.1% — while the operating news flow was uniformly positive. The one outsized move, a +9.5% session on September 21, followed a weekend filing approving a non-convertible debenture issue of up to ₹160 crore; the pack records no other intervening disclosure, and this report does not attribute the move. The divergence between the operating updates and the tape is the central tension here, and the reported P&L below suggests where the market's reservation may sit.
Five consecutive consolidated loss quarters
The reported numbers are the counterweight to the launch story. FY26 produced a consolidated net loss in every quarter — ₹875.4 crore across the four — and Q1 FY27 added another ₹234.4 crore of loss on revenue of ₹216.8 crore. Interest expense alone in the June quarter was ₹118.6 crore, more than half of revenue. Pre-sales and collections are operating metrics the company reports in its updates; the revenue and loss figures above come from the financial results — the two measure different things, and the filings in this pack do not bridge them. What can be said factually is that the bookings momentum of August–October has not yet appeared in a reported profit-and-loss statement: the September-quarter results, due after a board meeting whose date is yet to be intimated, are the first that could reflect it.
Consolidated, as filed with the exchanges. PBT is pre-tax profit; negative values are losses.
A record launch at the bottom of the range
The tape adds an ironic footnote: the lowest close of the entire sixty-session window — ₹53.59 on September 16 — fell on the launch day of Embassy Origins itself. At ₹56.17 the stock sits 42.3% below its 52-week adjusted high of ₹97.42, set on October 10, 2025, and 42.6% above the April 2 low of ₹39.38. The shares have spent the past month oscillating between roughly ₹54 and ₹61 with no sustained direction, through what the filings record as the strongest run of operating announcements in the company's recent history.
Company intimates that Canara Bank has appealed to the Supreme Court against the May 4, 2026 NCLAT order passed in the company's favour. The filing states no stay or interim relief was granted and the NCLAT order remains in force; the matter was listed for hearing on September 24, 2026.
Committee meeting intimated for September 19 to consider raising funds via non-convertible debentures.
Board's constituted committee approves raising up to ₹160 crore through up to 16,000 NCDs of ₹1,00,000 face value, on a private placement basis, in one or more tranches.
Committee allots 10,500 rated, unlisted, secured, redeemable NCDs aggregating ₹105 crore out of the approved ₹160 crore.
Trading window closed from October 1 until 48 hours after the declaration of results for the quarter and half year ending September 30, 2026; the board meeting date is to be intimated in due course.
The funding and ownership picture around the launch is steady rather than dramatic. The promoter held 42.65% (59.31 crore shares) at both the March and June quarter-ends; FII holdings slipped from 33.45 crore to 32.58 crore shares over the June quarter — a reduction of about 87 lakh shares, roughly 0.6% of the company — and DII holdings also edged down. The company raised ₹105 crore of secured debt in September while the P&L remains loss-making, which suggests execution funding is being arranged tranche by tranche; the filings do not state the use of proceeds. Separately, Catalyst Trusteeship Limited, acting as debenture trustee, disclosed a creation of pledge over the company's equity shares on September 10 and releases of pledge on September 4 and September 8 under the Takeover Regulations.
The filings that would change the picture
Q2 FY27 results
The board meeting date is yet to be intimated; the trading window is closed from October 1 until 48 hours after the results. This is the first reporting period in which the Origins bookings and the Terazza MoU could surface in the company's own pre-sales and collections disclosures.
Supreme Court — Canara Bank appeal
The hearing was listed for September 24, 2026; this pack contains no filing recording the outcome. The NCLAT order of May 4, 2026 in the company's favour remains in force with no stay, per the August 31 intimation.
Next phase of Origins
Management said it will build on the launch with the next phase of Embassy Origins and the wider North Bengaluru pipeline. A launch intimation would test whether the 62% week-one absorption repeats at the next price point.
Remaining NCD headroom
₹105 crore of the approved ₹160 crore was allotted on September 22; the approval permits further tranches. Additional allotment filings would show the pace of debt funding.
The filings since August describe a business selling residential inventory faster than at any point in its recent disclosed history — a quarter of record pre-sales growth, a ₹711 crore MoU on a development-management tower at Embassy Terazza, and now a launch that booked over ₹1,800 crore in a week. The market has so far declined to pay for it: every reaction session landed within ±0.7%, and the stock trades 42% below its 52-week high. The reported accounts offer the most parsimonious explanation — five consecutive consolidated loss quarters, with interest expense consuming more than half of June-quarter revenue.
The data suggests the question for holders is one of translation, not demand: the bookings are documented, repeated and accelerating, but they have not yet reached a profit-and-loss statement. The September-quarter results, the Supreme Court matter, and the next Origins phase are the three filings-driven checkpoints on which that translation can be judged. Until one of them lands, the gap between the operating record and the tape is the story.
