Mac Charles (India) reported a consolidated net loss of ₹19.44 Cr for Q2 FY27 (quarter ended 30 September 2026), against a ₹16.51 Cr loss in the year-ago quarter — the loss widened roughly 17.7% YoY even as consolidated revenue from operations grew 39.0% YoY to ₹33.01 Cr (₹23.75 Cr in Q2 FY26). Sequentially both revenue (+2.4%) and the net loss (₹19.41–19.45 Cr range) were essentially unchanged from Q1 FY27. On a standalone basis — which excludes the group's debt-funded development subsidiary — the company was profitable, posting PAT of ₹10.60 Cr, though down from ₹21.77 Cr in Q1 FY27 and a reversal of a ₹1.53 Cr loss a year ago. Consolidated is the primary basis given the scale of the divergence; the gap between a standalone profit and a consolidated loss stems almost entirely from finance costs sitting outside the standalone leasing business.
Q2 FY-2027 vs prior quarters
No year-ago quarter on record — YoY cells may be blank.
The real estate leasing segment — the Group's core business — actually improved materially at the operating level, swinging to a ₹3.09 Cr segment profit from a ₹3.70 Cr segment loss a year ago, on segment revenue up 44.7% YoY to ₹30.63 Cr (near-flat QoQ at ₹30.33 Cr in Q1). But consolidated finance costs rose 34.5% YoY to ₹42.59 Cr (₹31.67 Cr in Q2 FY26, ₹42.41 Cr in Q1 FY27), swallowing the segment gains — net unallocable expenses (after unallocable other income) came to ₹23.74 Cr for the quarter. The step-up traces to subsidiary Mac Charles Hub Projects Private Limited, whose listed NCD programme has grown to ₹440 Cr outstanding as of 30 September 2026 (from ₹90 Cr as of 1 June 2026) to fund a real estate project under development — interest that hits the consolidated book well before the project contributes revenue. Consolidated net margin stayed deeply negative at about -54% of total income, little changed from -55% in Q1 FY27 but an improvement from -62% a year ago, reflecting the leasing segment's better operating performance even as absolute losses persisted.
The stock went into the print at ₹645, down 6% over the past month of trading.
For context: revenue is at a 6-quarter high.
There is no identifiable analyst or brokerage coverage for this quarter — a web search returned no Q2 FY27 consensus estimates or previews for the stock, consistent with its small size — so vsStreet is unknown rather than a beat or miss. Management has also issued no formal guidance or outlook on record, in our prior filings or in public searches, so the print cannot be graded against a stated target. Two corporate developments from the quarter connect to the numbers: the Board, at the same November 2 meeting that approved these results, continues to await NCLT's final order on a Scheme of Arrangement (approved September 2024) to demerge the "Demerged Undertaking" into wholly-owned subsidiary Embassy Prism Ventures Limited — the company states this has no impact on the current financials; and promoter entity Embassy disclosed a pledge of 51% of its stake in the company (1–7 August 2026), a period overlapping the subsidiary's NCD scale-up, though the filing does not explicitly link the two. No separate management press release was available in our records to cross-check against the reported numbers.

Further NCD drawdowns by Mac Charles Hub Projects beyond the current ₹440 Cr — each incremental tranche adds consolidated finance cost before the funded project generates revenue
W2
Whether the standalone-consolidated profit gap (₹10.6 Cr profit vs ₹19.4 Cr loss this quarter) narrows once the subsidiary's project starts contributing revenue
W3
NCLT approval status for the Scheme of Arrangement demerging the Demerged Undertaking into Embassy Prism Ventures Limited — still pending as of this filing, with no financial impact yet
Clean typed statement, columns unambiguous; figures converted ₹ million → ₹ Cr (÷10). No exceptional items in current or year-ago quarter on either basis. Consolidated (primary) and standalone diverge sharply (₹19.44 Cr loss vs ₹10.60 Cr profit) because subsidiary Mac Charles Hub Projects' NCD-funded project debt sits only at consolidated level.
