Mahindra Holidays & Resorts (MHRIL) reported consolidated PAT of ₹19.72 Cr for Q2 FY27, up 16.4% YoY from ₹16.94 Cr, and a swing from the ₹8.56 Cr loss booked in Q1 FY27. But consolidated PBT actually fell 3.8% YoY to ₹34.14 Cr from ₹35.51 Cr — the entire PAT gain came from a lower effective tax rate (42.2% this quarter vs 52.3% a year ago, when Finland losses weren't tax-shielded at the group level), not from better operations. On a standalone basis — the core India Club Mahindra business, which the BASIS hard rule requires calling out given the divergence — PAT fell 16.2% YoY to ₹43.26 Cr from ₹51.65 Cr even as standalone revenue grew a modest 2.9% YoY to ₹354.30 Cr, confirming the consolidated optics mask a weaker underlying India print.
Q2 FY-2027 vs prior quarters
Standalone PBT margin compressed to 16.5% of revenue from 20.6% a year ago (PBT down 17.5% YoY to ₹58.59 Cr from ₹70.99 Cr) as employee benefit expenses rose 16.9% YoY to ₹110.22 Cr and other expenses rose 10.3% YoY to ₹160.78 Cr, outpacing total income growth of just 3.8% YoY; standalone finance costs actually fell 24.8% YoY to ₹16.37 Cr, so the squeeze is an operating-cost story rather than a debt-cost one. At the segment level, the India business (MHRIL segment) posted PBT of ₹51.58 Cr, down 14.3% YoY from ₹60.22 Cr, while HCRO (the Finland-based Holiday Club Resorts subsidiary) stayed loss-making with a ₹4.18 Cr pre-tax loss, roughly flat against last year's ₹3.95 Cr loss — the Finland drag the pre-result preview flagged has persisted exactly as expected, neither worsening nor resolving, and share of JV/associate loss widened to ₹0.82 Cr from ₹0.62 Cr. Sequentially, HCRO's loss narrowed sharply from ₹66.73 Cr in Q1 (its structurally weak off-season quarter) to ₹4.18 Cr in Q2 — this seasonal swing is the real driver of the QoQ turnaround from loss to profit and should not be read as a business inflection, consistent with the hard rule that QoQ strength in a seasonal hospitality business is usually a seasonality artifact.
The stock went into the print at ₹202.46, up 1.6% over the past month of trading.
For context: this is the second-highest quarterly PAT of the last 6 quarters.
FY27: ~1,000 gross keys targeted (delayed Q1); 17-18% CAGR FY25-FY30 reaffirmed but explicitly 'back-ended', no numeric FY27 target given; H2 expected stronger as renovation keys return.
There is no fresh Q2 FY27 street consensus in public circulation — coverage remains sparse, as flagged pre-result. Against our own pre-result expectation band (standalone PAT ₹35–50 Cr, standalone EBITDA margin 35–37%), the actual ₹43.26 Cr PAT and ~35.1% EBITDA margin landed inline, at the lower end of the margin range. Management's FY27 guidance from the Q1 FY27 call — roughly 1,000 gross keys added (delayed from Q1) and a back-ended 17–18% CAGR through FY30, with H2 expected stronger as renovation keys return — cannot be graded from this filing: no key-addition count is disclosed, management gave no quarter-specific numeric target, and H2 (Oct–Mar) results remain two quarters away; no management press release accompanied this filing either. Separately, the quarter's tax show-cause notices (₹9.78 Cr in September, ₹36.3 Cr around results day, on top of an ₹11.33 Cr GST notice in August) are not reflected as provisions in this quarter's P&L, and the Chief Strategic Initiatives executive's October 15 resignation landed just days before results.
