Pilani Investment and Industries Corporation's consolidated Q1 FY27 (quarter ended June 30, 2026) results deteriorated sharply, swinging to a net loss of ₹47.25 Cr (basic EPS -₹42.68) from a ₹4.75 Cr profit in Q4 FY26 and widening from a ₹4.02 Cr loss in the year-ago quarter — the loss is roughly 11.8x larger YoY. Standalone (parent-only) figures were also in the red at -₹34.54 Cr (EPS -₹31.20), narrower than the consolidated number. Consolidated is the primary basis here since the ₹12.83 Cr share of loss from associate Aditya Birla Real Estate Ltd (erstwhile Century Textiles and Industries, equity-accounted) materially widens the loss beyond the standalone print — readers will see the standalone number elsewhere and should not read it as the headline figure.
Q1 FY-2027 vs prior quarters
The loss was driven by a collapse in revenue from operations to ₹14.44 Cr, down 70.9% YoY (₹49.69 Cr) and 67.3% QoQ (₹44.10 Cr) — almost entirely an interest-income decline, which fell to ₹13.94 Cr from ₹48.80 Cr a year ago and ₹42.97 Cr last quarter. At the same time finance costs rose to ₹46.08 Cr, up from ₹39.93 Cr YoY and ₹43.67 Cr QoQ, on the back of the ₹500 Cr NCD raised in March 2026 (consolidated debt-equity now 0.13x). That combination — revenue down, cost of funds up — drove the pre-associate P&L to a ₹34.42 Cr loss before the associate's own ₹12.83 Cr loss share pushed the final number to -₹47.25 Cr. The company's own disclosed ratios show net profit margin falling to -238.4% from +10.8% in Q4 FY26 and -8.1% a year ago, and operating margin falling to -238.3% from +4.9% QoQ — a sharp compression consistent with this bridge.
The stock went into the print at ₹4,535, up 2.6% over the past month of trading.
There is no analyst coverage or consensus estimate available for this stock (a promoter/Birla-group core investment company with negligible sell-side tracking), so vs-street is unknown; a web search for a Q1 FY27 preview turned up nothing usable. Management has issued no formal guidance on record either, so the print cannot be checked against a prior outlook. No separate press release accompanied the filing — only the board-meeting outcome letter and the statutory results, with no management commentary to quote. The board meeting was rescheduled twice (from Aug 11 to Aug 14, 2026) but that is procedural; separately, independent director A. K. Kothari ceased office on July 25, 2026 — a governance item, not a P&L driver. Note the very large swing in Other Comprehensive Income (+₹2,302 Cr this quarter) and consolidated net worth (₹18,126.72 Cr, up from ₹15,671.50 Cr QoQ) reflects fair-value mark-to-market gains on the group's investment portfolio routed through OCI, not the P&L — it does not offset the operating loss reported above.
W1
Whether interest income normalizes next quarter — the ₹13.94 Cr Q1 FY27 print is a ~71% YoY drop from ₹48.80 Cr; recovery (or its absence) will show if this was a timing/reinvestment effect or a structural decline in the income-generating asset base
W2
Trajectory of the associate share of loss (Aditya Birla Real Estate) — it swung the quarter from a ₹34.42 Cr pre-associate loss to a ₹47.25 Cr final consolidated loss
W3
Finance cost run-rate (₹46.08 Cr this quarter, up from ₹39.93 Cr YoY) against the ₹500 Cr NCD raised in March 2026, given a consolidated debt-equity ratio of 0.13x
Consolidated final PAT (-47.25 Cr) = pre-associate loss (-34.42 Cr, which does tie to PBT-tax) plus a further -12.83 Cr share of loss from associate Aditya Birla Real Estate Ltd (equity method) — noted per the self-check allowance for minority/associate items. No exceptional items in either statement. Figures converted from ₹ Lakhs to ₹ Crore (/100).
