
Propshare Titania REIT Faces ₹46 Cr MSEDCL Demand; Files High Court Petition
Propshare Titania SM REIT's SPV, Eranthus Developers, is involved in a dispute with Maharashtra State Electricity Distribution Company Limited (MSEDCL). MSEDCL issued a Provisional Assessment Order on July 20, 2026, demanding ₹46,27,38,062 for alleged unauthorized electricity use at G Corp Tech Park between September 2016 and April 2026. The demand is twice the applicable tariff. The company argues that electricity is drawn through a single MSEDCL meter, all charges are paid, and individual connections are being regularized. The Condominium, of which the SPV is a member, filed a Writ Petition in the Bombay High Court on August 12, 2026, challenging the order on grounds of procedural lapses and breach of natural justice.
