Is the 30% YoY affordable disbursement run-rate still intact, or does the CBO exit/transition slow funnel velocity? What % of disbursals went to affordable in Q1?

Is quarterly loan growth (quarter-on-quarter) ahead of the 4.5% implied by 18% annual? Faster than 4.5% = on-plan or ahead. Slower = headwind.
4 · Deposit repricing and funding costs
What is the cost of funds (CoF) trend? Is management still guiding for NIM recovery from Q1, or does deposit pressure persist into H2?
5 · Asset quality & impairment provisioning
Any deterioration in NPA, especially in the affordable segment (historically low at 0.3%)? Provisions vs guideline? Early stress sign = downside surprise.
PNB Housing Finance enters Q1 FY27 as a favored name on the Street, buoyed by the affordable-housing structural thesis and India's 13–15% housing credit tailwind. But the quarter arrives with margin headwinds that management is betting growth can outpace. Analysts are watching not just the number—loan book expansion, margin mix, and a credible NIM recovery roadmap—but also execution after the CBO's exit from the affordable segment, which is the company's most exciting but also most recent growth driver. A print that delivers NIM within guidance, affordable momentum intact, and early confirmation that cost of funds is stabilizing would validate the bull case.
