Nirlon's standalone, unaudited Q1 FY27 results show revenue from operations of ₹168.31 Cr, up 3.26% YoY but down 1.54% QoQ, and profit after tax of ₹69.38 Cr, up 18.79% YoY though down 1.71% QoQ. EPS came in at ₹7.70 versus ₹6.48 a year ago. The gap between PAT growth (+18.79%) and pre-tax profit growth (PBT ₹93.31 Cr, +3.50% YoY) is the story: PAT is growing more than 5x faster than PBT, which itself tracked revenue closely.
Q1 FY-2027 vs prior quarters
The operating (NOI-style) margin — revenue less employee costs, property management expenses and other expenses — fell to 76.76% from 78.40% a year ago and 77.42% last quarter, as other expenses rose 14.2% YoY to ₹22.55 Cr and property management costs rose 8.1% YoY to ₹14.96 Cr. Finance costs eased 5.85% YoY to ₹26.28 Cr, helping PBT, but the real swing factor is tax: total tax expense fell to ₹23.93 Cr from ₹31.75 Cr a year ago, taking the effective tax rate to 25.65% from 35.21%. That is why net profit margin actually widened to 40.18% from 34.96% YoY even as the underlying operating margin compressed — the bottom-line strength this quarter is a tax-regime effect (Section 115BAA, adopted in FY26) rather than genuine operating leverage.
The stock went into the print at ₹630.55, up 1.2% over the past month of trading.

Management reported strong financial performance for FY26 with 6% revenue growth and a significant 59% increase in PAT (27% excluding a one-time tax adjustment). No brokerage or analyst coverage could be found for this small-cap real estate-licensing name, so there is no street consensus to benchmark against (vsStreet: unknown). Against management's own FY26 commentary — confidence in "continued growth driven by existing contracts and new leases" and an expectation that the tax-regime transition would "enable higher future dividends" — the quarter is broadly on-track: revenue continues to grow modestly, and the Board simultaneously fixed September 3, 2026 as the record date for a 150% (₹15/share) final FY26 dividend, consistent with that guidance. No separate management press release accompanied this filing; the covering letter to BSE carries no additional commentary on drivers beyond the results themselves.

Only a standalone statement is filed (no subsidiaries/consolidated section, single reportable segment per Note 2); figures converted from ₹ Lakh; unaudited, subject to limited review by S R B C & Co LLP; PAT growth is almost entirely a lower-effective-tax-rate effect (25.65% vs 35.21% YoY) since 115BAA adoption in FY26, not operating improvement — PBT grew only 3.5% YoY.
