IIFL FINANCE · Q2 FY27 · THE VERDICT

The ₹805 Crore Quarter Leans on Credit, Not Growth

IIFL's PAT surged 92.6% on just 28.5% revenue growth — a credit-cost tailwind, not organic momentum. The real problem: home finance, the core growth lever for FY27 guidance, is tracking 4% QoQ against a 17-18% target.

Q2 FY27 resultsIIFLIIFL Finance Ltd22 Oct 2026 · 6 min read

IIFL delivered a record ₹805 crore quarterly profit, up 92.6% from the year-ago quarter. Revenue grew 28.5% over the same period. That gap — exceptional profit growth on merely robust revenue expansion — is where this quarter lives and dies.

Where the profit leverage came from

The disproportionate PAT jump is not driven by margin expansion or revenue acceleration. In fact, the net interest spread narrowed 6 basis points QoQ to 7.42% (cost of borrowing rose 3bps to 9.08%). The profit leverage came from credit management: NPA declined 7 basis points QoQ to 1.48% gross, and the provision fell 5% sequentially to ₹281 crore. This is real, disciplined credit work. But it is a credit-cycle windfall, not organic growth. If NPA stabilizes and provisions normalize, PAT growth will moderate back to revenue-track levels — roughly 28–30% — not the 92.6% headline.

Management's key claims vs. what holds up

Crossed INR805 Cr PAT for the first time on a quarterly basis

Q2 PAT is INR805 Cr; no prior quarter exceeded this

SUPPORTED

Home finance book growth 17-18% FY27; on track

Home loan AUM grew 4% QoQ; annualized at current pace is ~16-20%, but Q2 trajectory is 2-3 quarters behind the target. Yield down 10bps QoQ to 11.81%.

OVERSTATED

Credit cost discipline maintained; guidance 1.5-1.7%

NPA at 1.48% (down 7bps QoQ), provision down 5% sequentially. Beating guidance.

SUPPORTED (beating, not just meeting)

Capital raise committed; closing this quarter

Board and shareholder approval obtained. 'Talking to various investors.' No closure announced. Dilution 10-20% expected if executed.

OVERSTATED (approved, not closed; timing vague)

What changed on this call vs. prior quarter

Key shifts
  • Home finance growth trajectory downgraded

  • Yield compression acknowledged; LAP mix driving home yield down 10bps QoQ

  • Microfinance caution replaces growth; Samasta AUM stable, ROA target not reaffirmed

  • Credit cost beat continues; NPA declining, provision down 5% sequentially

  • Capital raise timeline uncertain; 'hopefully this quarter' language vague vs. prior commitment

The bull-bear ledger

  • Record ₹805 Cr PAT; first time crossing ₹800 Cr on quarterly basis

  • AUM ₹1.24 L Cr, +38% YoY; gold loans (53% of AUM) resilient despite 30bps 1-30 DPD spike

  • Credit cost discipline: NPA down 7bps QoQ to 1.48%; net NPA only 0.87%; provision coverage 91%

  • Off-book AUM ₹42.8 Cr (34% of total) via co-lending with 18 banks; capital-efficient growth lever

  • Liquidity ₹13 Cr (all-time high); capital adequacy 23.5%; branch expansion ongoing (38 new)

  • Fitch upgrade to BB-

  • PAT growth 92.6% driven by credit tailwinds, not revenue acceleration (28.5%); not sustainable

  • Home finance growth 4% QoQ vs. 17-18% FY27 target; yield down 10bps QoQ to 11.81%

  • Capital raise timing uncertain; 10-20% dilution expected; per-share growth pressure

  • Yield compression across portfolio (MSME -98bps YoY); structural headwind as quality improves

  • Microfinance caution; Samasta AUM stable at ₹10.8 Cr QoQ; growth no longer the priority

Risks ranked by how much they should concern a holder

Key risks to the investment case

Home finance guidance gap

HIGH

FY27 target 17-18%; Q2 only 4% QoQ. If pace continues, multi-quarter miss. Yield down 10bps QoQ adds margin headwind. Mitigation: 38 new branches added; management confident H2 accelerates; disbursement +10% QoQ shows pipeline.

Yield compression across portfolio

HIGH

Home -10bps QoQ to 11.81%, MSME -98bps YoY. NIS down 6bps to 7.42%. Quality trade-off is strategic but persistent margin headwind. Mitigation: new MSME at 12.5-13.5% with lower credit cost; blended yield stabilizing mid-term.

Capital raise dilution

MEDIUM

Approved but not closed; 10-20% dilution if QIP/stake sale executed. Per-share growth diluted in FY27. Mitigation: Fitch upgrade supports valuation; strong PAT growth supports equity raise.

Gold loan NPA volatility

MEDIUM

1-30 DPD up 30bps QoQ; 53% of AUM exposed. If gold prices correct further, escalation risk. Mitigation: LTVs ~85%, historically minimal losses due to collateral; provision coverage 91%.

Insurance regulation impact

MEDIUM

IRDAI commission rules; ₹250 Cr group exposure (₹78 Cr Samasta, ₹160 Cr HFC); commission down 14% → 2.5-5%. Risk: ₹11–16 Cr revenue loss. Mitigation: Stand-alone negligible; group impact manageable (4.5-5% of group revenue).

How the street is positioned

IIFL trades at ₹568.6, down 19.35% from its all-time high of ₹705 but up 38.99% from its 52-week low. On the result announcement, the stock popped 2.89% on day 1 with 39.1% institutional delivery — the move held, suggesting conviction that this is a floor, not a top. Technicals are neutral: RSI at 39.4, below SMA20 (₹601.06) and SMA50 (₹618.8) but above SMA200 (₹541.68). Volume is increasing.

But ownership data tells a more cautious story. FIIs trimmed 4.3 percentage points from Q1 to 23.86%, the lowest in recent quarters. Bulk deal data shows FIH Mauritius (FII-linked) selling 63.4 crore shares at ₹590, while Smallcap World Fund bought at the same price — likely a rotation into US small-caps, not a rout from IIFL. DIIs are flat; promoters unchanged at 24.85%. The street was relieved by credit tailwinds on day 1, but the FII reduction suggests caution ahead of capital-raise dilution and home finance uncertainty.

The debate

What to watch next

Key catalysts and milestones
  • 1 · Capital raise closure (Q3 FY27)

If QIP or stake sale closes, dilution impact (10-20% expected) visible. Timing and size will set tone for per-share growth narrative. Watch for announcements and final terms.

  • 2 · Home finance H2 acceleration (Q3–Q4 FY27)

New 38 branches should boost AUM growth back toward 17-18% FY27 trajectory. Watch sequential home loan AUM growth rates in Q3 and Q4; if 4-6% QoQ persists, FY27 target is at serious risk.

  • 3 · Yield stabilization (Q3–Q4 FY27)

If LAP mix stabilizes and new business yields hold at 12.5-13.5%, margin headwind may peak. Watch home loan booked yield and NIS (net interest spread) trend; a stabilization would ease growth concerns.

  • 4 · Gold loan NPA normalization (Q3 FY27)

If gold prices stabilize or rise, the 1-30 DPD bucket (up 30bps QoQ) should normalize. Watch gross NPA trend; deterioration would signal structural stress.

IIFL delivered an exceptional Q2 on credit management, but the quarter is a credit-cycle beat, not a growth step-change. The real test for the stock is whether the home finance segment re-accelerates in H2, or whether the 4% QoQ growth reflects a structural slowdown in a competitive market with affordability constraints. The capital raise is a necessary move to fund AUM growth, but 10-20% dilution will pressure per-share growth if revenue doesn't re-accelerate.

The stock's 19% drawdown from ATH is warranted — it's repricing from optimism (credit normalization + growth) to caution (credit cycle + execution risk). For a holder at current levels, the verdict is Hold, pending Q3 results. The number to track is home loan AUM growth — if it stays at 4-6% QoQ, the FY27 target is at risk, and the stock trades lower.
