Prestige Group, one of India’s leading real estate developers, and Arihant Group, a reputed Chennai-based real estate company, have jointly acquired a prime 16.331 acre land parcel in Padi, Chennai. The acquisition has been undertaken through Canopy Living LLP, a joint venture between Prestige Estates Projects Limited and Arihant Foundations and Housing Ltd. The land parcel is proposed to be developed into a premium residential project with a total saleable area of about 3.6 million square feet and an estimated revenue potential of approximately ₹ 5,000 crore. Strategically located in Padi, in close proximity to Anna Nagar, one of Chennai’s most sought-after residential micro-markets, the site benefits from a well-established ecosystem, including strong social infrastructure and connectivity.

Arihant Foundations & Housing Ltd. has approved the allotment of 110 Unlisted, Unsecured, Redeemable, Non-Convertible Debentures (NCDs) worth ₹ 110 Crores on a private placement basis. The NCDs have been allotted to a private limited company. The NCDs have a tenure of 48 months and will be redeemed at par. The NCDs have been issued in compliance with the provisions of the Companies Act, 2013 and applicable rules made thereunder.

Arihant Foundations & Housing Ltd. has approved the issuance of a Corporate Guarantee towards the Term Loan Facility being availed by Canopy Living LLP, a joint venture of the Company. The guarantee is for up to INR 250 crores. The promoter/ promoter group do not have any interest in this transaction, and the guarantee has been provided on an arm’s length basis. The corporate guarantee is a contingent liability for the Company, but at this point, there is no impact of this guarantee on the Company.
